Ridgeline Development Corporation has filed a request to begin a second phase of development in Niwot Hills Subdivision, located on the southwest corner of Niwot Road and 95th Street. The proposed preliminary plan calls for seven single family detached homes to be built beginning in the spring of 2019.
Markel Homes Construction Company plans to build “some of the homes” according to the plans submitted.
The original plans for the development were filed in 1999 and a total of 46 lots were approved as a result. The architectural guidelines will be the same as the original filing with houses allowed up to 9,000 square feet.
According to Summer Frederick, Senior Planner with the Boulder County Land Use Department, 19 lots were platted in the first phase and 18 houses are now in the subdivision.
Eight TDRs (transferable development rights) are available, according to a letter from Jason Markel of Ridgeline Development Corporation, but they plan to build on seven lots, retaining the remaining TDR for a subsequent filing.
Public hearings will be scheduled before the Boulder County Planning Commission and the Board of County Commissioners on the proposed plans. Comments will be accepted up to Oct. 25 and late comments will be reviewed as the process permits.
