QuikTrip purchases property at CO 119 and CO 52

The long-vacant property at the northeast corner of the intersection of Colorado Highway 119 and Colorado Highway 52 was sold Dec. 7, 2023, to QuikTrip Corporation, based in Tulsa, Oklahoma, for $3.6M.

The property has been owned by St. Julien Partners Gunbarrel, LLC, which moved truckloads of fill dirt onto the site after purchasing it from IBM in 1999. Aside from several complaints of musk thistle growing on the property from time to time, there has been little activity since then.

The 4.81-acre property was annexed by the City of Boulder through a flagpole annexation process when the IBM plant was annexed to the city many years ago. All planning processes for the property will be conducted by the City of Boulder. Planners indicated that no building plans had been submitted as of mid-February.

Aisha Jefferson, Corporate Communications Manager for QuikTrip said, "We're in the early, early stages of the planning process. We've been working with the City of Boulder. We are excited to bring the QuikTrip experience to Boulder." Jefferson said that the company plans to build a "C" store, or convenience store, on the site.

"The store will be similar to Firestone's," Jefferson said. In addition to a gas station, the store will have a kitchen producing "fresh to order food, sandwiches, rolls, donuts and pastries. It will be spacious and bright."

QuikTrip Corporation operates over 1,000 convenience stores and gas stations, primarily in the Midwestern, Southern, and Western United States. The company currently has 10 Colorado locations including Thornton, Firestone, Denver, Mead and Bennett.
